Port One Berlin occupies the northern tip of Europacity on the bank of the River Spree, between the Nordhafen and Westhafen inland ports. Heidestrasse provides easy access to the central railway station and the government district, and you could even take a boat down the canal running parallel to it.
In the north, the site borders on two vibrant Belle Époque neighbourhoods, Brüsseler Kiez and Sprengelkiez. It is fringed by two hospitals, one being Charité Campus Mitte near the railway station, the other Charité Campus Virchow near Westhafen. The sprawling parklands of Tiergarten are also just a stone’s throw away.
PORT ONE BERLIN will be part of an up-and-coming district with bright prospects in Berlin-Mitte

Urban mobility at its best. PORT ONE BERLIN is not only directly connected to Berlin’s railway network. Friedrich-Krause-Ufer is just as easy and quickly to reach by car, bicycle, scooter, bus or on foot. Urban mobility doesn’t get any better.

Located near the Europacity locality, PORT ONE BERLIN with its tower of 60 metres and its stunning roof terraces offers a 360-degree panoramic view across the German capital.
With its elegant architecture, including an exquisite cut-stone façade, its 14 floors and 32,300 sqm of lettable area, the building lends itself to an aspirational mix of uses, including new-work style offices and modern work environments.
Sustainable Architecture that Is Here to Stay
In addition to aesthetics, PORT ONE BERLIN also places a premium on cost-effectiveness and longevity.
Going beyond the standard ESG criteria, sustainability means taking a long-term approach for us.
We consider solidly constructed and aesthetically appealing buildings with a very long service life to be a contribution to the frugal use of resources and to the creation of highly liveable places.
The basic fit-out of PORT ONE BERLIN includes, inter alia:
- high-end cut-stone façades incl. sound insulation
- proprietary photovoltaics system
- energy-saving heat pump, peak coverage by district heating

Breathing freely on 6,000 sqm of greenery and terraces
PORT ONE BERLIN is a green building with more than 6,000 sqm of leafy areas either for communal or exclusive use: 2,300 sqm of roof gardens on several levels and landscaped courtyards.
4,100 sqm of open areas surrounding the buildings, including the wooded Waldpark, themed gardens and a greened roofscape.
PORT ONE BERLIN offers optimal flexibility of space utilisation
With 5 circulation cores available, each floor may be partitioned into maximally 8 separate rental units. Access to each unit could be provided not just horizontally but also vertically via interior connecting stairways to the next level above or below. This makes it very easy to implement bespoke room configurations according to tenant specifications.
Typical storey: 1st FL, c. 4.550 sqm office
1st floor - c. 1.035 sqm
Your PORT for sustainability
In addition to around 6,000 sqm of green spaces and terraces, the entire building is being developed and constructed according to strictest sustainability criteria. The building will not just meet but surpass some of the criteria for the intended DGNB Gold certification.

Your PORT for mobility
Port One comes with its own mobility concept, headlined “mobility hub.” Living up to its name, it offers a wide range of sustainable mobility options to make your life easier. In addition to the aforementioned features, it includes a bike safety concept and end-of-trip facilities.
24/7 broadband connectivity.
Dual security.
Digital connectivity is a must-have necessity rather than a nice-to-have amenity. Which is why the PORT ONE BERLIN building was WiredScore Platinum certified, recognising the investments made specifically in the building’s digital architecture.
With a WiredScore Platinum certificate, PORT ONE BERLIN will meet the highest standard for the digital infrastructure of real estate. In addition to application-based criteria such as broadband internet access, mobile network quality, WiFi coverage and fibre-optics network connectivity, the Platinum rating also reflects security- and failure-related aspects. The standard includes a redundant design, maximally diversified lines, and a careful selection of providers.
Smart office features
The smart building automation of PORT ONE BERLIN ensures a resource-conserving and simultaneously need-based use of energy. It also governs aspects like fail safety, controlled indoor climate / temperature / light.
That being said, the system is always subject to human control.
One-Stop Service
PORT ONE BERLIN is a project that the OPTIMA-Aegidius Group of Companies, developer IKR Bauträger und Beteiligungsgesellschaft GmbH and Competo Capital Partners GmbH pursue jointly with the Nöfer Architekten architectural firm.
These four project stakeholders have already completed a wide variety of demanding building developments, both jointly and on their own.
For you, this implies a maximum in security and reliability across the entire project timeline, central interfaces and short lines of communication whenever questions arise.
