Striking Stand-Alone Building with
a Panoramic View of Berlin
“Resting on a robust foundation, PORT ONE BERLIN will rise to a height of 55 metres. The tower will offer a breath- taking panoramic viewacross Berlin in every direction. The architecture was specifically designed to provide such a spectacular outlook.
The building keeps getting slimmer as it ascends from the massive ground floor with its cut-stone finish. On the upper floors, façades are essentially reduced to large-scale glazing that lets you view the sheer expanse of your urban surroundings – structured by narrow horizontal bands of cut stone. To accentuate the solid nature of the ground floor, large arches define the design of the ground floor façades, formally connecting to the viaduct arches of the rapid transit system you keep encountering in Berlin’s inner city. Combined with the rounded corners seen all around the building complex, the arches make PORT ONE BERLIN a spectacular and simultaneously plausible eye-catcher.”
Tobias Nöfer, architect, Nöfer Architekten

The lobby of PORT ONE BERLIN is large and structurally flexible enough to be converted, using partition walls, for multiple use options such as:
- event facilities for up to 500 persons
- customer service centre
- exhibition space

PORT ONE BERLIN is
Turning a Piece of Cityscape into Virgin Forest
The unique landscaping of the grounds at PORT ONE BERLIN is inspired by the idea of the sponge city and includes the unsealing of large areas, among other features. Natural infiltration and evaporation will return stormwater runoff to the natural water cycle. Additional temporary reservoirs everywhere on the property support a resource-conserving rainwater management.
PORT ONE BERLIN offers optimal flexibility of space utilisation
With 5 circulation cores available, each floor may be partitioned into maximally 8 separate rental units. Access to each unit could be provided not just horizontally but also vertically via interior connecting stairways to the next level above or below. This makes it very easy to implement bespoke room configurations according to tenant specifications.
Typical storey: 1st FL, c. 4,600 sqm office

1st floor - c. 1,040 sqm

Your PORT for sustainability
In addition to around 6,000 sqm of green spaces and terraces, the entire building is being developed and constructed according to strictest sustainability criteria. Since the building will not just meet but surpass some of the criteria for the sought DGNB Gold certification.

Your PORT for mobility
Our mobility hub offers a wide range of sustainable mobility options to make your life easier.

High-speed connectivity around the clock.
Doubly secured.
Digital connectivity is a must-have necessity rather than a nice-to-have amenity. Which is why the PORT ONE BERLIN building was WiredScore certified with a view to specific investments in the building’s digital architecture.
PORT ONE BERLIN will be WiredScore Platinum certified, the highest standard for the digital infrastructure of real property. In addition to application-based criteria such as mobile network quality, WiFi coverage and fibre-optics network connectivity, the Platinum rating also plays a role for security- and failure-related aspects. The standard includes a redundant design and lines as diversified as possible along with a careful selection of providers.
Smart Office Features
The smart building automation of PORT ONE BERLIN ensures a resource-conserving and simultaneously need- based use of energy. That being side, the system is always subject to human control.

One-Stop Service
PORT ONE BERLIN is a project that the OPTIMA-Aegidius Group of Companies, developer IKR Bauträger und Beteiligungsgesellschaft GmbH and Competo Capital Partners GmbH pursue jointly with the Nöfer Architekten architectural firm.
These four project stakeholders have already completed a wide variety of demanding building developments, both jointly and on their own.
For you, this implies a maximum in security and reliability across the entire project timeline, central interfaces and short lines of communication whenever questions arise.
